Need an Eviction Cleanout on a Brunswick Rental?
Same-Day Eviction Cleanout in Brunswick Often Available — Call or Text
The short version
Eviction Cleanout at a glance.
- What it is
- Clearing a rental after an eviction -- the belongings, appliances, trash and yard leftovers a former tenant left behind -- for the owner or the property manager.
- What’s included
- Every room, the carport, shed and yard
- Keys, lockbox or gate code coordinated with you
- Refrigerators and freezers taken as they are
- Usable items offered to local organizations, which decide what they accept
- A swept unit when the truck is loaded
- How pricing works
- Priced by how much of the truck the leftovers fill, or as one project for a full house. Firm price from photos, honored on the day; it changes only if you add to the job.
Yes, we do eviction cleanouts for landlords and property managers, and nobody calls us for one because they’re having a good month. The tenant is gone. Their things aren’t. You’ve got a unit that can’t be shown, can’t be repaired and can’t be rented until it’s empty.
What’s left behind is never the same twice. Sometimes it’s a couch, a mattress and a few bags. Sometimes it’s every room as it was the day somebody stopped living there — dishes in the sink, clothes in the closets, a refrigerator that’s been closed up for weeks, toys in the yard and a carport full of whatever didn’t fit inside.
We don’t make judgments about it. The work is the work. Our part is getting it out, carefully and completely, so you can get on with turning the place.
Who calls us
Who we run this work for.
Whether you want to be there. Plenty of owners and managers would rather not stand in the unit while it’s cleared, and you don’t need to. Keys, a lockbox or a gate code can be coordinated with you, and the crew handles it from there.
What, if anything, you want kept. If there’s something you want set aside — a box of papers, an appliance that belongs to the unit, the blinds — tell us when you send photos, and the crew works around it.
What else the unit needs. Clearing it is usually the first step, not the last. If carpet is coming up or a damaged appliance is being replaced, it can go on the same trip, which saves you a second visit and a second bill.
How we do it
Turning a Brunswick Rental After an Eviction
It starts with photos — a few of each room, the yard, any outbuilding — and the address. An estimator looks them over and gets a firm price back to you, usually within about 30 minutes. For a big or complicated unit, we may come take a look in person first.
The crew works through the property room by room and finishes outside. Furniture and bulky pieces go first, then the closets, cabinets and loose belongings, then whatever is out in the yard or under the carport. Before anything heavy comes out, they look at the best way through the doorways and hallways so the unit doesn’t pick up new damage on the way out, since that’s the last thing a rental needs. When the truck is loaded, the place gets swept.
Some of what comes out can be used again, and when it can, we look for that chance. Furniture in decent shape may be offered to local organizations we work with, like the Salvation Army, Habitat for Humanity ReStore or HART, and they decide what they accept. Refrigerators and freezers usually go to SA Recycling in Brunswick for refrigerant recovery, which we don’t do ourselves. Scrap metal often goes there too. Everything else goes where it properly belongs.
An empty unit earns sooner than a full one, so timing matters on these. Same-day pickup is often available in Brunswick, St. Simons Island and the Golden Isles — call or text for the next available opening. Camden County and inland areas are scheduled, usually within the week. We don’t charge extra for same-day pickup when we have an open time slot.
A rental that needs clearing after an eviction could be an older house in Arco, a duplex off New Jesup Highway or a unit in a complex across Brunswick. The address changes what the carry looks like — a narrow porch and an old door frame on one, a long walk from the parking lot on another — but not how the job runs. You send photos and tell us how the crew gets in, we send back a firm price, and the unit is cleared and swept so you can get your painter, your cleaner or your next tenant in the door.
What’s in scope
What we haul.
What we haul in this category
- Furniture, mattresses and bed frames left in the unit
- Clothes, linens, dishes and loose household belongings
- Refrigerators and freezers, including ones left closed with food inside
- Washers, dryers and other appliances that don’t belong to the unit
- Trash, bags and general accumulation in every room
- Toys, bikes and outdoor furniture left in the yard
- Carport, shed and storage-closet contents
- Carpet or damaged fixtures coming out on the same trip
Whoever books an eviction cleanout needs the legal right to dispose of what’s being removed; we work for the owner or the manager with that authority, and once it’s settled, the rest is ours.
Pricing
How pricing works on these jobs.
An eviction cleanout is priced on what’s left in the unit and how hard it is to get out. A few pieces and some bags are priced by how much of the truck they fill. A whole house left full, garage and yard included, is quoted as one project.
You get a firm price from your photos, and we stand behind it. If the job turns out to be more work than we figured, that’s on us. It only changes if you add to it — another unit, the shed out back — and we agree on that before the extra work starts. Payment goes through our office: all major credit cards, checks, Venmo and Cash App. The minimum for any pickup is $95.
Getting the unit back to rentable
Every day a unit sits full is a day it isn’t earning, and you already know that better than we do. So the job is built around getting you back to work on the property: cleared, swept and ready for whoever comes next — the cleaning crew, the painter, the carpet installer or the next tenant’s walkthrough.
If you manage several units and this comes up more than once a year, tell us. Our property managers page covers how we work with people who turn rentals regularly.
Mattresses, upholstery and the question of bedbugs
A unit left behind usually has a mattress or two in it, and sometimes a couch that’s seen better days. If you know or suspect bedbugs, please tell us before we arrive. That isn’t a reason the job can’t happen; it just tells the crew how to handle the soft pieces so nothing gets carried through the rest of the building or onto the truck with everything else.
