The short version

Vacation Rental Cleanout & Refresh at a glance.

What it is
Clearing a vacation home for a furniture refresh, after buying it furnished, or when it comes off the rental market -- one planned visit timed around bookings and the new delivery.
What’s included
  • Mattresses, box springs, frames and bunk beds from every bedroom
  • Living room, dining and bedroom furniture
  • Patio furniture, grills and outdoor gear
  • Appliances and electronics being replaced
  • Timing coordinated with the booking calendar and delivery date
How pricing works
Priced on volume and access -- stairs, raised houses and the walk to the trailer. Partial refreshes go by truck space, a whole-house refresh is one project, and the price is set from photos before loading.

A vacation rental wears out faster than a house anybody lives in. Every week a different family sits on the sofa, sleeps on the mattresses and drags the patio chairs across the deck, and after a few seasons the furniture looks it. At some point the owner decides to replace the lot rather than one piece at a time.

That’s one version of this job. Another is the house you just bought furnished, where the closing came with somebody else’s rattan, six queen beds and a garage full of beach chairs. A third is the family deciding to stop renting the place and use it themselves, which usually means the rental-grade furniture goes and the family’s own comes in.

All three have the same shape. It’s a planned, whole-house job rather than an emergency between guests, and the hard part is timing: the old furniture has to be out before the new delivery, and both have to fit between bookings. If you’re a manager dealing with broken items between guests across several properties, our page for vacation rental managers is the one built for that.

Who calls us

Who we run this work for.

What’s worth keeping. Rental furniture is bought to survive, not to last, and after a few seasons most of it has done its job. The pieces worth a second look are solid wood tables, dressers and bed frames. Point out the ones you want and the crew works around them.

When the clearing happens. The cleanest version is old out in the morning, new in the afternoon, with no booked nights in between. If the delivery date isn’t set yet, clear when the calendar has a gap and tell us whether the house will sit empty for a few days.

Inside only, or outside too. Patio sets, loungers, umbrellas, a rusted grill and a tired outdoor shower bench take a beating on the coast. If the outdoor furniture is being replaced as well, it can come out on the same trip.

What happens to the mattresses. A refresh usually means every bed in the house. Plan on those not going to donation — for mattresses, we look for responsible reuse, recycling and disposal options when they’re practical and available — and knowing that up front saves anybody being surprised later.

How we do it

Vacation Rentals on the Brunswick Mainland

Send us a few photos and tell us what you need removed. A room-by-room set from the cleaners or your property manager is plenty, along with the date the new furniture arrives. We give you a firm price, confirmed before anything is loaded.

Access is worked out ahead of time. A door code or lockbox, and where a truck and trailer can actually sit. At a beach cottage on East Beach, for example, parking, access and trailer positioning are part of the job, and settling them on the phone saves an hour on the street.

The crew clears the house room by room with equipment sized to the job — a full-house refresh can call for more than one truck, or a dump trailer alongside. Loads leaving St. Simons Island go straight to Brunswick.

Furniture with life left in it can go somewhere better than a landfill: we offer it to places like Habitat ReStore, the Salvation Army and HART in McIntosh County, and they decide what they’ll take. Old refrigerators and freezers go through the appropriate appliance and refrigerant recycling or disposal channel, often SA Recycling in Brunswick. Same-day pickup is often available in Brunswick, St. Simons Island and the Golden Isles — call or text for the next available opening. Camden County and inland areas are scheduled, usually within the week. For a refresh tied to a delivery date, give us the date and we plan back from it.

Furnished rentals aren’t only an island thing. A house out around Chapel Crossing or a rental near Dock Junction gets refreshed the same way: the old set goes out before the new furniture arrives, timed to the delivery truck and the next booking. A room-by-room photo set from your cleaners is plenty to price it, and a lockbox or door code means nobody has to meet the crew. Pieces with real life left in them get offered to organizations we work with, which decide what they take. For mattresses, we look for responsible reuse, recycling and disposal options when they’re practical and available. On the mainland side of Brunswick, rentals are priced the same simple way.

What’s in scope

What we haul.

What we haul in this category

  • Every bed in the house — mattresses, box springs, frames and bunk beds
  • Sofas, sleeper sofas, sectionals and recliners
  • Dining sets, dressers, nightstands and entertainment centers
  • Patio sets, loungers, umbrellas and rusted grills
  • Old refrigerators, washers, dryers and microwaves being replaced
  • Televisions and electronics
  • Beach gear, closets and storage left by previous owners
  • Whole-house clearing of a home bought furnished

Hazardous materials — chemicals, solvents, fuel, asbestos-suspect material and the like — need their own route, and we’ll tell you where they go.

Pricing

How pricing works on these jobs.

A refresh is priced on how much is leaving and how hard it is to get out. A couple of bedrooms of furniture is priced by how much of the truck it fills; a whole house, every bed and the deck furniture included, is quoted as one project.

Stairs, raised beach houses and long walks from the door to wherever the trailer can park all add time, and time is most of the cost. Photos of the stairs and the driveway help us get the number right the first time.

You get a firm price before anything is loaded. The minimum for any pickup is $95.

Bought the house furnished?

When a beach house sells with the furniture included, the new owner ends up with a house full of someone else’s choices. Some of it is fine. A lot of it isn’t what you’d have picked.

There’s no reason to live with it while you decide. Tell us which pieces you’re keeping and send us photos of the rest. We clear what’s going — furniture, linens closets, kitchen leftovers, the garage and the storage under the house — and you start with rooms you can actually furnish.

If you’re unsure about a piece, leave it for now. A second, smaller pickup later is simple.

Timing it around bookings and the delivery truck

The furniture store gives you a delivery window. The booking calendar gives you a gap. The clearing has to land inside both.

Tell us the delivery date and the first night the house is booked again, and we’ll work backward from those. If the new furniture is coming in the afternoon, the old set can be out that morning. If the delivery is a few days out, clearing early gives the cleaners an empty house to work in.

The thing that causes trouble is old and new furniture in the house at the same time with nowhere to put either. Sequencing it on purpose is how that doesn’t happen.
