Turnovers the way managers run them

Most of what we do on the island runs through property managers: turnovers between guests, units cleared one at a time, and the maintenance that comes with managed rentals. Those jobs run on a timeline, so the next check-in or move-in date is the first thing we ask for, and the clearing is planned backward from it.

Managers out here know what a finished turnover looks like, and they don’t want surprises on the schedule or on the invoice. So the price is settled from photos before we come, and if what we find inside is different from what the pictures showed, you hear about it before anything is loaded, not afterward on a bill.

A rental house along Beachview Drive and a unit down toward St. Andrews Beach get the same plan: what was left, where the truck can sit, and when the next lease or booking starts.

Every piece leaves on our truck. Nothing is set beside the building or at the curb for the next tenant to find.

What we take care of

If the range, the refrigerator or the washer and dryer belong to you and convey with the lease, they stay; show us in the photos and the crew works around them. A good table or bed frame you want for the next tenant is your call, and it stays where it is.

If cleaners are booked behind us the same day, let us know and we’ll time the crew so they aren’t waiting in the driveway.

If it isn’t clear who owns something the tenant left, we’ll sort it out with you when we quote.

What changes the price

What’s actually there and how far it has to be carried. A few leftover pieces go by how much of the truck they fill, while a unit packed with a former tenant’s belongings is quoted as one project. Closets, a storage room or a porch full of things can change the number a lot, so put them in the photos too.

The trip back across the bridge is in that number from the start, not added at the end.

Firm price from your photos, confirmed before anything is loaded. The minimum for any pickup is $95. We don’t charge extra for same-day pickup when we have an open time slot.

After the pickup

Where it all goes

We figure out the right destination for what comes out of the unit. Usable furniture may be offered to organizations we work with, such as Habitat for Humanity ReStore or the Salvation Army, and they decide what they accept.

A refrigerator or freezer the tenant left goes through an appliance and refrigerant recycling channel, most often SA Recycling in Brunswick.

The rest is routed by material, with landfill last, and none of it stays on the island.
