The short version

Rental Property & Turnover Cleanouts at a glance.

What it is
Clearing a rental house, condo or duplex after a tenant moves out and leaves belongings behind, so the property can be cleaned, repaired and leased again.
What’s included
  • Everything the tenant left, from every room, the garage, attic and shed
  • Furniture, mattresses, appliances and bagged trash
  • Yard leftovers and make-ready flooring
  • Swept, empty finish
  • No need for the owner to be on site
How pricing works
A few leftover pieces are priced by truck space; a fully loaded rental is quoted as a single project. The owner gets a firm price from photos before the crew loads anything.

You get the keys back, you open the door, and the place is not empty. Sometimes it’s a few trash bags and a broken bed frame. Sometimes it’s a sofa nobody wanted to move, a mattress leaning against the wall, a garage stacked to the rafters and a refrigerator full of last month. Either way the rental can’t be cleaned, painted or shown until it’s gone.

This page is for the owner handling that personally — one rental, or a handful, with no management company standing between you and the problem. If you run a portfolio and want a standing arrangement, our page for property managers covers how that relationship works. This one is about getting one property back to empty.

The clock here is rent. Every day the house sits with someone else’s furniture in it is a day nobody is paying to live there, and the trades you’ve lined up for the make-ready can’t start until the floors are clear. That’s the problem we’re solving: one visit, everything out, the place swept and ready for whoever comes next.

Who calls us

Who we run this work for.

What stays with the property. If the range, the refrigerator or the washer and dryer belong to you and convey with the lease, they stay — tell us when you send photos and we work around them. If the tenant brought their own and left it, it can go out with everything else.

Whether anything is worth keeping for the next lease. Furnished and semi-furnished rentals sometimes inherit a decent table or a bed frame in good shape. That’s your call. Point it out and the crew leaves it where it is.

Whether to clear before or after repairs. If the floors are coming up or the cabinets are being replaced, it can make sense to clear the belongings first and have us back for the tear-out debris later — or to wait and do both in one trip. Tell us what’s planned and we’ll tell you which saves you money.

How you want it left. Swept and empty is the normal finish. If the cleaners are coming behind us the same day, let us know and we’ll time the crew so they aren’t waiting in the driveway.

How we do it

Rental Property Turnovers Across Brunswick

Send us a few photos and tell us what you need removed. Every room, the garage, the attic hatch if there’s something up there, the shed and the yard — whatever the tenant left. If you’re not near the property, a neighbor, a handyman or the tenant on their way out can take the pictures. We come back with a firm price, and it’s confirmed with you before anything is loaded.

You don’t need to be there. A lockbox, a door code or a key left with a neighbor is enough. If you need photos or a list of what left for your records, tell us when you book and we’ll work with you.

On the day, the crew carries everything out from wherever it sits — upstairs bedrooms, the back of a closet, the corner of the garage — and loads it with equipment sized to the job: a truck for a few rooms, dump trailers when there’s more. The house is left swept and empty.

Usable furniture and household goods get offered to organizations we work with — HART in McIntosh County, Habitat ReStore, the Boys & Girls Club, the Salvation Army, Goodwill and others. They decide what they accept, and condition matters, so donation is something we try for rather than promise. Refrigerators and freezers go to SA Recycling in Brunswick, where the refrigerant is recovered. The rest is routed by material, and landfill is what’s left when nothing better fits.

Same-day pickup is often available in Brunswick, St. Simons Island and the Golden Isles — call or text for the next available opening. Camden County and inland areas are scheduled, usually within the week. If the next tenant’s move-in date is close, say so up front.

Turnovers on the north side of Brunswick run on the same clock as anywhere: the next lease. Whether it’s a rental in the newer development around Harry Driggers Boulevard or a house off Golden Isles Parkway, the job can run without anyone driving over — a lockbox or a door code, and photos taken by a neighbor or the outgoing tenant. Mention what conveys with the property, like the range or the washer and dryer, and we work around it. Give us the move-in date and we’ll schedule backward from it, anywhere on Brunswick’s north side and beyond.

What’s in scope

What we haul.

What we haul in this category

  • Furniture the tenant left — sofas, beds, dressers, tables, desks and chairs
  • Mattresses and box springs
  • Appliances that don’t belong to you, including refrigerators and freezers
  • Bagged trash, boxes, clothing and closet leftovers
  • Garage, attic and shed contents
  • Yard leftovers — grills, patio furniture, kids’ play equipment, tires and debris
  • Carpet and flooring pulled during the make-ready
  • Whole-house clearing to a swept, empty condition

Whoever books the job just needs the right to dispose of what’s being removed.

Pricing

How pricing works on these jobs.

A rental cleanout is priced on what’s actually there: how much of it, how far it has to be carried, and whether there are stairs or a long walk to the truck. A few leftover pieces are priced by how much of the truck they fill. A whole house packed with a former tenant’s belongings is quoted as one project from your photos or a quick look.

Either way you get a firm price before anything is loaded. The minimum for any pickup is $95.

The garage, the attic and the shed can change the number a lot, so include them in the photos. A price that covers the whole property is better than finding a second load behind the garage door.

Handling it from somewhere else

If you own the rental from out of town, very little about this job changes.

Photos come from whoever can get inside. The price comes back to you. Access is a lockbox or a code. The crew does the work, and you don’t have to drive down to check on it. You don’t have to babysit the job, and you don’t have to arrange anything with us beyond a time and a way in.

If the property is in rough shape and you aren’t sure what’s inside, tell us that too. We’d rather know the photos are partial than discover a packed back bedroom on the day.

Getting the house ready for the next lease

The cleanout is the first step of a turnover, not the whole thing. Behind it come the cleaners, the painter, maybe a flooring crew, and a listing or a showing. If any of those are already booked, tell us the dates. We’ll schedule the clearing so nobody is standing around waiting on us.

Outside counts too. A rusted grill on the patio, a broken trampoline in the backyard, a pile of limbs by the fence — those are the first things a prospective tenant sees, and they come out on the same trip as everything inside.

If the house is coming out of an eviction rather than an ordinary move-out, that work runs through our foreclosure and eviction cleanouts, which are set up for the extra steps those jobs carry.
