The short version

Home Sale & Pre-Closing Cleanout at a glance.

What it is
Clearing a house that is under contract so everything not conveying with the sale is gone before closing and the buyer's final walkthrough.
What’s included
  • Furniture, appliances and household goods not included in the sale
  • Garage, attic, closet and shed contents
  • Exterior items the buyer wants removed, cleared in the same visit
  • Important or personal items brought to the seller, not decided by the crew
  • Broom-clean, empty finish
How pricing works
Leftovers after a move are priced by truck space; a full house before closing is quoted as one project. The seller approves a firm price from photos before anything is loaded.

Once a house is under contract, the date stops being yours to move. The buyer has a closing scheduled, a lender lined up and a final walkthrough a day or two before. They expect to find an empty house. What they can find instead, if nobody planned for it, is the furniture the seller didn’t take, the garage, and the shed out back.

It can happen in any kind of sale. A family selling the house they raised kids in and moving somewhere smaller. A seller who already moved and left the last of it behind. Adult children selling a parent’s home after a move into care or after a death, often from out of town. An investor flipping a property that came full.

The job is the same in all of them: whatever isn’t conveying with the house leaves before the walkthrough. The difference between a smooth closing and a tense one is usually whether that was scheduled or improvised.

Who calls us

Who we run this work for.

What conveys. Your purchase contract says what stays with the house — often the built-in appliances and fixtures, sometimes the washer and dryer or a playset. Tell us what’s staying and we leave it exactly where it is.

What you’re keeping. Pieces going to your new place, to family, or into storage need to be out first or set aside clearly. If something hasn’t been picked up by the week of closing, it’s time to decide.

When to clear. Not so early that you’re living in an empty house, not so late that a delay leaves things behind on walkthrough day. A few days before the walkthrough leaves room for a second trip if something turns up.

What’s outside. A rotted shed, a broken trampoline, a pile of old lumber along the fence. Buyers sometimes ask for these to go as part of the deal. If yours did, they come out on the same visit as everything inside.

How we do it

Home Sales and Closings in Brunswick

Send us a few photos and tell us what you need removed, along with the closing date and when the walkthrough is. We give you a firm price, confirmed before anything is loaded, and schedule backward from your date.

You don’t need to be there. A lockbox, the listing agent or a neighbor can let us in. If you need photos or a list of what left for your records, tell us when you book and we’ll work with you.

The crew clears room by room with equipment sized to the job — a truck for the leftovers, dump trailers for a full house. On a larger property in Frederica, the north-end residential community on St. Simons, gates and the distance from the house to the equipment get planned before we arrive. Anything that looks important, valuable or personal — papers, photographs, a box of letters in the back of a closet — gets brought to you, not decided by the crew.

Furniture and housewares someone else could use get offered to local organizations — the Salvation Army, Goodwill, Habitat ReStore, HART and others — and what they accept is up to them. Old refrigerators and freezers go through the appropriate appliance and refrigerant recycling channel — often SA Recycling in Brunswick — and scrap metal is usually recycled too. Same-day pickup is often available in Brunswick, St. Simons Island and the Golden Isles — call or text for the next available opening. Camden County and inland areas are scheduled, usually within the week. With a closing date involved, earlier is always better.

Selling a house in Royal Oaks or in Marshes of Mackay means a closing date that doesn’t move, and a buyer who expects empty rooms at the final walkthrough. Give us both dates and we schedule backward from them. Tell us what conveys under the contract — the built-in appliances, maybe the washer and dryer or a playset — and it stays put. Outside counts too: the shed the buyer asked about and the pile behind the garage can leave on the same visit. A lockbox or the listing agent is enough to let the crew in, and the photos afterward show you it’s done. That works the same for any Brunswick closing.

What’s in scope

What we haul.

What we haul in this category

  • Furniture and household goods that aren’t conveying
  • Mattresses, beds and bedroom sets
  • Appliances that aren’t part of the sale, including old refrigerators and freezers
  • Garage, attic, closet and crawlspace contents
  • Sheds, playsets, old fencing and yard debris the buyer wants gone
  • Hot tubs and above-ground pools coming out before closing
  • Whatever was left after the seller moved
  • A broom-clean, empty finish ready for the final walkthrough

Whoever books the job just needs the right to dispose of what’s being removed.

Pricing

How pricing works on these jobs.

A pre-closing cleanout is priced on what’s actually there and how hard it is to reach. If it’s the last few pieces after a move, it’s priced by how much of the truck it fills. A full house — every room, the garage, the attic and the yard — is quoted as one project from photos or a quick look.

You get a firm price before anything is loaded, and it doesn’t change unless what’s there does. The minimum for any pickup is $95.

Ready for the final walkthrough

The buyer’s final walkthrough is the moment that matters. They’re checking that the house is in the condition the contract says, and an empty, swept house is part of that.

Things that trip up a walkthrough: a mattress forgotten in a back bedroom, a garage shelf of old tools and half-empty boxes, a refrigerator in the garage that wasn’t supposed to stay, a pile of boxes in the attic. None of those are hard to deal with a week out. All of them are stressful the morning of closing.

That’s why the clearing goes on the calendar with some room to spare. If anything turns up after we’ve been through — something the family meant to take and didn’t — a short return trip handles it before the buyer sees it.

Selling a parent’s house

When the house belonged to a parent, the cleanout carries more weight than the furniture. There are decisions about what the family keeps, what goes to grandchildren, and what gets donated, and the closing date doesn’t wait for any of them.

We can do it in stages: one trip for the obvious volume — the garage, the attic, the storage — and a second for the rooms where the family still has choices to make. If you’re handling it from out of town, the photos, the price and the progress all come to your phone.

If the home is still going through probate or part of an estate, our estate cleanouts and inherited property pages walk through that side of it.
